To be honest, mixed feedback about how the team managed my exit formalities.Mr Aziz was extremely proactive and responsive which was the positive, however everything other than that was a sour experience.The maintenance team, which takes the lead in preparing your final bill, does such a thorough check of the house at the time of exit (which is not done at the time of move-in) , which invariably results in many surprises.

I appreciate the customer service extended by Abdul Azeez at Eqarat. He has been courteous, polite and understanding in all his dealings. Azeez was very helpful through out our stay as well as exit at one of Eqarat’s apartments in Bur Dubai. Thank you!

Worst real state ever!! Dont deal with these scammers. They will take all your security deposit amount for silly reasons. They charged me 1000 aed for painting cause there was 2 screws hanging the curtain!! Worst service ever

The management team and legal department are extremely unprofessional. They have avoided sharing any feedback with me as a tenant yet they have shared incorrect information to the Dubai Land Department. Nail from their legal department is a good talker who does not follow with action. If you can avoid dealing with this company please do by any means.

I have only one assessment of this company - they are scammers who are doing all to cheat on you. I have been trying to get my deposit back for over 6 months. A trial recently ended where the court ordered them to return the full amount to me, as well as court costs. Despite this, they do not react in any way. I am currently submitting this decision for execution and hope to get my money soon.The biggest liar from this gang is their lawyer Nail who can promise you anything but be careful and do not to trust him. The only way to speak with them is trough the court.My advice to you is to avoid cooperating with this company, and if it so happened that you have already got to them, go to court immediately.

Google need to have a new option of ZERO star!!Pls try to stay away from dealing with this company even if you get flat for free!! Once you signed any paper or gave cheque, then their attitude will change. You will not get response to your calls and get many excuses for any delay. The management is least bothered about customer service and lies for any delays. Any money given to them as commission will not be given back even if you cancel the deal immediately after signing a paper. I feel pity for the employees there as they are forced to behave like this to make profit for the management. This is my own experience and I am happy to share if anybody want to know more about this.

Those who gave 5 star rating to this real estate are their employees. They are the worst real estate company we have encountered. In the mid of pandemic they were asking for almost AED 10k additional deposit. How cruel that can be. If you have other options, please, i strongly advise you not to go with this real estate. Also, you just have to tell them keep the change because they will do everything to charge you more than the deposited amount.

Mr Abdul Azeez (Eqaraat) was extremely helpful and cooperative for everything. Extremely professional and would take care all the requirements of tenants.

Worst real estate company on earth. This company is a scam and all they do is rip people off. If you paid a security deposit to this company, consider it gone. They will come up with fake reasons to bring the amount refunded to zero. We are going to RERA to file a complaint as it has been 5 months since we moved out and still no security deposit refunded yet.

They are the worst company to deal with. do not ever make the mistake of dealing with them. they asked me for a 3 year old receipt in order to return my refund. who does that??? how does one expect to keep a physical copy of an obsolete receipt for 3 years!!!! Neil John is one of the worst agents to deal with. he is unqualified and down right unintelligent. Noor , his manager, is even worse. they form a tag team of swindlers who are out to humiliate you and clean you dry. I hope this company ceases to exist in the near future.

Eqarat.com has always been a home for myself and my family. As shifted to Dubai i have leased my Apt with them to become home for me surrounded with a family if great team and management who will always be there to sort out any issue faced within the facility within a short period. Anytime we approach the management we receive full support and consideration. Will always be their Tenants as long as living in Dubai.

They have been really supportive & responsive. Assisted us from signing the contract to settling in and connecting us to all the necessairy parties to complete the moving in. Really pleased to have worked/rented from them!

Just awful. I’ve been waiting for my refund for over 2 months by now.The agent, Neil Johnes, doesn’t return calls or emails. I have to go to their office just to talk to him!I am being fed with promises for 2 MONTHS! Tomorrow mam, tomorrow. And it’s been like that for more than 2 months.I don’t know why do I need to beg for my money to be return. I don’t know why I need to humiliate myself calling your agent every day and sending emails and he doesn’t even bother to reply.If you don’t know how to do your job then don’t do it.

Unprofessional. When you get in any property there is no proper handling over. But when you wants to leave their property they will give you list of rules made by them with the name of DM. Security is getting money to provide parking. They love to deduct security amount with huge charges. Tenant living with them from 4 years no discount 60k for 13 months but 55k for new tenant 1bhk. In short even free properties from them please dont take.

Think twice before dealing with them as they are NOT professional at all and they willReap you off...They don’t return back your calls, emails and follow ups..you always have to make million follow up with them for anything u need .. they willtry to reap you off you want to renew your contract or adding someFees that are not supposed to be there..The bulding is old and need urgent Manitance and they don’t nothing about it..The management is always lost when u follow up on something you need, I always copy them all in the email and still acting like they don’t know why I am following up with them.it’s been almost more than 2 months since I moved and they have not returned my security deposit..they will try to make up things to deduct from the Secuity deposit..totally reaping you off, bad attitude and 0 professionalism.. please be careful...

I had the misfortune of using Eqarat as my property broker while I was an expat in Dubai. I was warned not to use them, but I was desperate as they presented a good deal with lots of promises.They have been in the UAE for 10 years, I learnt afterwards, their CFO & CEO have a culture of fostering lies, mismanagement and using current tenants as cash cows, luckily I befriended one of the employees and they told me all of their secrets on how they pursue additional payments from existing tenants, culturally they refuse to hand back deposits or with significant deductions, ignore all calls as many people who are leaving a property are also leaving the country so they simply want to run down the clock and pocket the deposit from the landlord into their own pockets.There is a Facebook/whatsapp group of disgruntle employees and former tenants who have shared their misfortunate on the hands of Eqarat.Anyone who is planning to lease with Eqarat, here are some things to protect yourself as suggested by a current employee.1) Eqarat try not commit anything in writing, this is to protect themself incase the tenant takes them to RERA. All of their promises are false and made over the phone. They will sell you a dream, all of them are lies. As a precaution, do not agree to anything you are not comfortable with and make all communication in writing.2) The contract has vague terms, with some conditions that require the tenant to pay Eqarat for a deposit receipt which the tenant didnt receive or was led to believe it wasnt important. I was advised after signing the contract to ask the team to omit these term or walk out of the door. Do not pay the commission until after you have moved in, they will make a lot of noise and threaten to not sign the contract, but like greedy pigs on the sight of money they will end up signing you anyway. They need the money!3) Always ask for the landlords details, by law they need to provide a contact details, passport and address. Before signing, check the landlord exist, check he is contactable. I was told this is the most important thing by the employee as Eqarat will try their best to hide their incompetency from the landlords. if you cant resolve an issue, involve the landlord immediately.4) Omit all terms and ask them to remove them that are disadvantage to you and do not appear to harm the landlord. They simply put it in there to make money from you later on.5) They will not conduct a checkin at all, so make sure you do it yourself, take pictures as evidence. It will comes down to evidence you can use with RERA, without it, they will claim this was brand new and the tenant caused the damage6) If you have something broken, they will ignore it until you email them and threaten them with financial penalties. It is also sensible to add these terms in the T&C to protect yourself.7) Keep a log of all of your interaction, they will come in handy when you have to show evidence of the lies Eqarat feed you. This was something the employee said was crucial as they will back away as soon you show them in writing all of the promises and agreement you made. Many people make agreement verbally, unfortunately non of these can be used in Dubai courts, they know this thats why they avoid written communication as much as possible.I was stung by Eqarat, particularly their property manager Nour (pretty sure they hire only juniors who cant find work elsewhere. he is pretty much unemployable), all of their promises turned out out to be lies, I was not in a position to challenge them with RERA because I had to leave the country but for everyone else please dont take this lightly, take the advice of the current employee and make sure you protect yourself.

Anyone taking a flat with Eqarat, please do not expect your refundable security deposit back, even if you keep the flat absolutely clean and in place.Very poor service, staff keeps changing.When you ask for your security deposit back, they will deduct most of it and the staff (MR. NEIL JOHN) has only this to say that we cannot do anything, this is how it works here. Nice propaganda by Eqarat.

The worst real estate company in UAE, you have to beg to get your refund back, Lady on the reception never lets you through the agent, either they are in meeting or on lunch @ 3.33pm. They lady called ANA never answers your calls not returns your call. Its been 4 month and we are still chasing for our security deposit refund.non professional behavior the owners of the company are not serious in their business i believe.........rent from someone else in Dubai but not from Eqarat they will make you suffer and beg for your own money CHEATERS

The worst real estate company ever , poor service and maintenance, everything they tell just lies , they gonna steal your money literally as they did with me , no communication at all, your trying to contact anyone of them no reply...I strongly advise you not to have anything with them and share this with everybody.

Highly unprofessional Not worth dealing with them and if you still deal with them.. do keep your documents/receipt safe and handy else they will deduct absurd amount from security deposit without any proper justification. Even their own property manager agrees that charges are unreasonably high but they cannot do anything. When you try to reach higher management they are always unavailable... in short stay away from this property management company and keep your documents i.e move in form, security deposit receipt and any other form copy with yourself if you deal with them to avoid later troubles..

Dealing with Eqarat is extremely painful as theyre not a professional company at all. Its been 4 months and we still havent received our deposit back, the company doesnt respond to emails and they will try to take as much as money as possible. Weve had a terrible experience and hope to never deal with themJust an edit to add that Neil is absolutely unprofessional and keeps wasting our time. Until now we tried working with him but its one lie after the other and there will be no outcome until you go to the courts yourself.Follow up edit: We have to file a case with RERA in order to get our money back. Neil constantly makes false promises and absolutely awful to deal with.

The Management is highly unprofessional, Management doesnt want to talk to Tenant. There is only one person Neil who assigned for tenant, who is not good for anything. He doesnt have any power no decision making. Any work will take average 2 months for them to complete with lots of bluff, lying. You can not imagine the situation, I feel sorry for employees who has to work in this kind of company. I wish could negative stars but google doesnt allow it.

Dont lease any apartments from this real estate company...almost all the appartments accomodates bachelors in family buildings despite many complaints.. also when you move out just don’t expect anh refund of security .. your money is not in safe hands and neither they care for you..

Update: 03/10/2020Almost 3 months over since we left the property and yet havent received security deposit cheque from Eqarat.comSharing my observation:1. They are very sweet over call but zero percent supportive and just make fool of their clients.2. Keep levying unjustified chargesToday NEIL called me up and mentioned that additional charges will be levied because you handed over the property a day late, whereas the fact is that their inspection team wasnt available on the day we were supposed to get inspection done and they requested for getting inspection done next day.QUIT NEIL FROM EQARAT.COM, QUIT FAISAL FROM EQARAT.COM, QUIT EQARAT.COMHIGHLY UNPROFESSIONAL AND GREEDY COMPANYHanded over back very clean property, still for 1bhk they are deducting 1000 AED, 200 FOR CLEANING.Unreasonable charges.Poor response.They wont survive much long with these kind of services and response.

Professional company, especially Mr.Noor very Professional manager

I would like as well to leave this comment specifically for Mr Neil John who proved himself being totally incompetent and unprofessional, who knows how he got the job there and what hes actually duties are because has no idea how to take care of customers and solve problems. Ive paid the whole rent amount in 1 cheque. We terminated the contract early and already this took Mr John 2 weeks to acknowledge and start the process. After inspection was done we had to wait 3 weeks for the results where there was an insane charge of 1600AED for painting and additionally 300AED for pest control which is absurd and Mr John actually agreed that is way overcharged. He is still working on it but he was constantly delaying the process and making promises of solving the problem. Now he wont pick up phone calls anymore, the office seems as well not to care at all and by seeing other peoples comments Im not the first one that has been mistreated by this company and especially by Mr Neil John. The only way to get the money back from the early termination and the security deposit is to go to RERA and fight for it. He proved to be completely incompetent once more. STAY AWAY from Eqarat.

Had a good experience with this company while I stayed in one of the buildings managed by them. However it took them 165 days to issue my security refund. And it was not an easy ride. Had to follow up 100s of times and had to fight a lot.Still they deducted AED 1600 for no reason at all.Never going with them again.

The worst and most unprofessional company ever, no response at all, irresponsible, no customers respect, experts only in lying and bluffing, i have been chasing them for more than a month, emails, calls, office visits just to get my security deposit cheque refund and every time they have an excuse (lie) for the delays. Definitely not recommended and avoid any building under their poor management.
