This building is located in one of the best areas in town, has a gorgeous outlook on the city and is close to everything. It was my first home with my husband and i have made pleasant memories in a lovely home.

Old building, water supply is very very slow, if you open kitchen tap then no water on the shower.

I lived there for long time, there are multiple issue in the building.Ac is the worst and making strong noise, leakage from ac is the normal!Parking exit is very narrow and wont fit big car.Maintenance is a big joke , they were unable to fix my ac and I had to bring outside company.Elevators are old and doors get stuck.The building is very old and the interiors is not strong, walls are thin and you can hear neighbours TV/sounds.The only good thing is the location.

This Review is Based on My experience and is merely my Own Opinion of the Building./// If you dont wish to read details skip down to Summary //we stayed in this building for 2 years, it was a terrible experience.anytime something breaks and you need to contact building management you are going to be treated bad.Their customer service is terrible and even their supervisors dont help, I had two incidents with them all related to my apartment, one was a simple but important ac issue where the unit stopped cooling in summer, it was a Friday, no emergency contact provided by Falak, (the next day) I called a company to check on my ac and they wouldnt allow them access to my ac unit on the roof, (knowing that they will be accompanied by me the tenant and a security from Falak) No emergency contact info from Falak, what am I supposed to do in a situation like this?! stay without ac until they open?!I called the supervisor ( whose number was on a board in the reception) and this is what he said: its a weekend and im having breakfast with my family

Moved in in December and since then it has been a struggle to accommodate ourselves in our home. There is noise from mechanical equipment = AC units and exhaust fan.Before buying the apartment we were assured verbal and by email that With reference to your below email, please note that there will be no any mechanical sound/noise in you apartment which is related from to roof area units. I am sleeping with ear plugs, my little daughters(2 years and respective 6 months old) sleep poorly due to this noise, they wake up numerous times during night crying and fall asleep hard. Please note I am referring to noise coming from only 6 AC units and there are more than 20 units installed on top of our apartment;We raised a complaint to facility manager, there was an assessment done and confirmed the existence of noise but until today no valid solution. Our emails are not answered either with valid solutions.We are today deeply disappointed with what we hoped to call OUR HOME in Dubai and we strongly feel that Falak fooled us.We have:MEP Inspection report from a AC Company that confirm the noise/vibrations and that is not normalRERA ComplainDM ComplainFalak Official ComplainPolice report that confirm noise and vibrationsTill now the DUBAI AUTHORITIES and FALAK DID NOTHING

The ac and water supply is very poor here, AC gets off in the mid night from the core unit may be by the management staff, water flow is very very slow

Apartment is old and the maintenance is a joke. The fire alarm goes on every day at least 2 to 3 times. The lift is defective and scary. Some of the lifts gets stuck in the basement. The path to exit the basement parking is so congested that its impossible or very hard to get your long sedans out.

I have to say I loved this tower, the security guy Mutaz is very helpful. Location is great. Very very quiet.My only dislike was the water pressure was not good at the 12th floor, but they explained why.

Good location with easy accessibility to both nearby highways. Very quiet location. Building maintainance is probably one of the worst around. And the building has pest control issues.

The Egyptian security guy is really nice and helpful, but the guy you call to get access to the roof or if youre having a third party maintenance company do work I think his name is Imran, that guy lacks customer service skills and very bad communicating.. They should train their staff before hiring

Low quality floors and fittings. The floor tiles are loose and broken, the maintenance person told there is a water leakage under the floor hence the loose tiles. The wall structure is not very good either .You can judge the quality of concrete when you hang a painting on the wall. The gym is horrible and transparent there are no curtains around it everyone on the street can see you workout. The poolside is not well maintained. Theres mold on the floor and again, loose tiles. Terrible building materials and under-skilled labourl used for this tower. This is what you get for underpaid and overworked labour, the tower might be built faster but there is zero quality. Dont buy.

The out side glass is so directly and dusty , .....yeh they clean it once a year before the rainseason , enjoy the view few days then dusty rain againe 😂😂

Wanted to stay in a quite place? Then this is the the best place.

Easy access to Hessa road which can take to Sheikh Zayed. Internet city, media city, or E 311

Good Building and easy access to E311 MBZ motorway and Al khail road E44. No supermarket around the building. 10 min drive to Carrefour Hypermarket located in Impz Meisam. AC cooling is included in your DEWA. Most of the Real Estate agents will say AC cooling is included or free but Infact it comes in your Dewa Utility Bill. Etisalat(Have to request) and Du both of the internet providers available. One flat - one parking available in basement.

Best security...

Fittings and sanitary are low quality. Lifts are not well maintained. Location of the building is good, exits to al-khail and sh muhammad bin zayed road nearby .
