Nice building with nice Pool

Very bad...I was staying here for last 5 months. They have charged for maintainence and i fedup of calling them for a single mistake and still no update.

Everything seems to be okay. But the noise from the Contrustions next to this building is unbearable.😠😠😠😠This is the Only completed building right in the middle of 5 new construction going on, both day and night. Not advisible if you like some quiet.

The apartments are amazing and are high quality for the area, too. The building gym is okay for the novice gym-goer. Maintenance is quick and almost seamless.The management could use some serious work as they are sometimes difficult to deal with. The pool seems to be under maintenance every other week, which is very frustrating if you use the pool a lot. The biggest annoyance has got to be the truck that comes to clear out the septic tank, it parks too close to the building and the stench is horrific.

Nice lobby and pool, apartment is fine, pool is good but only gets sun until 11/12 then the sun passes over and its dark and cold

So,if you are considering moving to this place, there are couple of things to keep in mind:1. AC utility BillsThey are enormous, as the service is provided by some company called Techem. For 2 bd apartment during the summer months bill is about AED 1,500And I dont cool my apartment till cold neither. It is one of the most concerning points for me.2. GasApartment has Gas provided by Flaretech. No problems with them.3. Thin wallsWalls are paper thin here and there are a lot of families with kids, so it gets really really noisy.4. Water supplyIt is not advisable to take a shower in both of the bathrooms at the same time as water pressure becomes very weak.5. WindowsI have huge windows and they dont close properly. During the sandstorms my apartment becomes a big sandbox.6. KeysKeys here are like in the hotels (cards). They give 2 keys per apartment. If you loose one get ready to pay AED 250 per key.7. ParkingEvery apartment (including 2 bd ) has one allocated parking space only. For those with 2 cars, you will need to park outside. For now it is not a problem at all, as there is plenty of parking space. But as there is a lot of construction nearby,it might change in the future.Part of the parking is on the ground floor (for apartments located on 6th and maybe 5th floor) and the rest is in the basement.8. Apartment layoutLayout is really nice, kitchen cabinets and doors look pretty good.9. Pool and gymThere is a very nice pool and gym here (gym equipment is a bit poor though)10. MaintenanceMaintenance team is okay. I had a problem with horrible sewage smell in my apartment. I would wake up from this smell tearing my eyes 🤭 they came first time didnt smell anything and said it is all fine,then I suffered for another week. Second time they fixed it, smell is almost gone but still it remains a bit.They usually come pretty fast after leaving a request.11. Construction nearbyWell, it is Dubai and construction nearby is a common thing. They work at days and nights.12. LocationLocation is great, easy access to the highways and no traffic in and out of Arjan during peak hours.

A new building that was opened 2019 is designed as a residence next to a very large traffic circle, difficult to enter and promote the house, disturb the cars, and certainly the big annoying trucks. Its design is good and it was opened before the neighboring buildings, which makes it troublesome for the residents until the completion of construction work in the neighboring lands, after almost three years.
