This review is based on a 15-month tenancy period in a middle-floor 1-bedroom flat facing The Beach by Meraas. Where to begin? The cooling in most flats is insufficient, which is odd given the buildings beach-facing location. There is always one AC less than the total number of rooms, so if you reside in a 1-bed as I did, there is an AC for the bedroom but not one for the living room. The air passes through a duct to the living room, but by the time it gets there, the flow is weak and the cooling is insufficient especially in the peak months of summer. The build quality is reasonable, although what this means varies from unit to unit. Some of the 2-bedroom units facing the ocean get flooded during the rainy season due to eventual cracks in the ceilings, so these are best avoided. The quality of the finishes is bordering on the awful. The standard tiles in the flats (and so not the ones replaced by individual landlords with parquet or marble) apart from looking cheap and unsightly, are permeable and so are great at attracting grime, filth and stains. Most stains cannot be removed and I have tried everything from steaming to the circular mechanical scrubbers to all types of chemicals. Faded remains of stains will always be there no matter what you do. Also, use of the space in the flat is not judicious - toilet fittings are mostly small - the wash basins are extremely shallow, the bathtub is way too narrow and shallow, and the bidet is ridiculously small, yet the toilets are disproportionately spacious. In many flats, there is a trench encircling the bathtub - this trench rests between the tub and the wall so you end up with quite a bit of water on the floor by the time you are finished showering (this shall go down a treat with visiting guests!). The flat entrance takes way too much space which is sadly mostly dead. The main entrance door is too light and thin; it is also not firmly in place, so when you have strong drafts during winter, it will produce an irritating constant shudder. The door to the balcony is not properly sealed and so the intense winds (assuming you are facing the beach) produce an incessant, shrill whistling sound during winter. I moved to this building to use the 30+ metre swimming-pool, but the temperature control is inadequate due to various technical reasons, and so the pool can be disgustingly hot during summer (sometimes reaching 38C) and can also be freezing cold during winter (sometimes reaching 21C). For reference, ideal swimming pool temperatures are between 28C and 30C. The gym is both poorly equipped and poorly maintained and so I only ever used it once. You get a great view of the beach and the Dubai Eye (if you are lucky to be facing that direction - otherwise its concrete and glass) but thats about all this building has to offer. The building entrance does not have a pedestrian path, so you must risk life and limb dodging cars in order to get to the main entrance (which also happens to be the entrance for the Double Tree by Hilton). Oh, and lets not forget the so-called beach access - a mediocre strip of sand adjacent to an overly briny strip of water, and because the dictionary definition of such a geographical entity with such topography is beach, there is no disputing the use of this ultimately, in my humble opinion, misleading noun. If you must have beach access, then rent here (while bearing in mind that the high rents are not commensurate with the quality on offer), but whatever you do, do not buy here. And if you must buy in this location, then either go for the upcoming Address Residences Jumeirah Resort + Spa next door, or the yet to come La Vie, or the very pricy and now available 1/JBR. So, to sum up in my case - a room with a view and not much else.

I booked the property via Bukeng and now I couldnt get in there no reception and no people to understand with them !!!!!
