Luxury chiller free residential apartment building in nice area with beautiful views and good facilities management.

Moved here last Feb 2020. I have seen great improvements these past few months. The place is close by the metro and in front on the bus stop which makes it very convenient. Glad that the building is now chiller free. The security and maintenance (from the old and new management) are very helpful and accommodating.

I love the chiller free idea. My kids love the pool games. I highly recommend it for families with kids. Security is high and management is always ready to assist. I heard a few complaints about the pool but as a resident I didn’t see anything wrong.

I find it really cool to have a place near the metro station. This is a family building and that’s a big relief. A Chiller free apartment with affordable maintenance charges is exactly what I was looking for. The finest family apartment I can suggest for families searching for peace and quiet.

Being so close to the metro and how well built the apartments are were definitely the reasons I moved in here Management has been really nice to me and I am excited to dip into the pool which management has assured will open really soon. The people in the building are nice too and Im glad I didn’t follow the negative reviews on google because the experience so far has been too good.

Ive been living in this building for about 5 years, and I love it. Excellent location right in the heart of Al Barsha Heights and a short walk away from Dubai Internet City Metro Station.

Did a viewing Today and was happy with the way the team did the viewing with me, The apartments were clean and spacious, We are going to sign the lease contract this week, specially that the AC is free and its a family building only. very happy with my decision.

I’ve been staying in elegance house for almost a month now and so far its been quiet smooth Management has been very cooperative and they have done a good job at ensuring the building stays clean.

The building has changed dramatically recently, The chiller charges became FREE and the maintenance has improved by 180 Degrees. The landlord is extremely cooperative and has been improving the building constantly.

I have a family and for my kids I am very much concerned about the buildings security. I am glad I made the decision to shift to this place. Building is clean and the staff is kind.

Friendly management company and very well maintained building

Deteriorating & misleading.I lived in Elegance House for over 6 years and watched it deteriorate from beautiful, usable pool to dripping pipes, smelly garbage chute, wet corridors and no pool for 60% of the year. We left because Air Conditioning costs were 4 times average Dubai rates. This building was once a jewel in Tecom, full of happy families. Now its a money pit. I hope remaining residents will get fair treatment for trusting building management.

We moved in 2 months ago to this building, We were not informed about the high charges for A/C. They have a contract with Aqua cool for cooling services. We were shocked to see the A/c bill which is 6X higher than any of our bills in past 4 years in Dubai. This month we hardly used A/C and even then there is no difference in the bill. completely clueless on what basis they are billing such high charges. Will never recommend this building until they fix this A/c issue.

This building is managed by Asteco on behalf of a mysterious landlord that seems to be framed as a boogie man by the property management team due to his complete apathy and disinterest in Elegance House. Note: Anyone who is saying good things about this property especially within the last 12 months is clearly an Agent and their reviews should be taken with caution.Air Conditioning - Enough said about this already. No appetite from property management or Landlord to resolve the exorbitant bills that Aquacool charge. Expect to pay around 30% of your annual rent on keeping yourself cool.Pool - This is only available around 4-5 months of the year because the water heater was apparently broken. We were told that there was a quote request out to replace it from the Landlord, a quote that has been there for over 2 years now. It was later confessed to me that there is NO water heater at this property for the pool, so if you want the Blackpool experience, then the pool here is for you. In fact the excuse for any maintenance issue is that the quote is out. Also, watch out for the dozens of broken tiles in this pool.Deposit - I reluctantly accepted the 2 months it takes after you have left the property to get your deposit returned, however, mine took 3.5 months and only after I managed to get hold of the Regional Manager at Asteco to step in.Maintenance - generally ok, aside from when they want to force you to use their guys to clean your apartment as part of your move out and then threaten to write a negative move out report if I didnt use them.For most of the time I was there, the hand santizers were empty, not even any bog roll or hand wash in the toilets. This has since been rectified but I am assuming only after a visit by the Municipality.When I moved into this building over a 18 months ago, there were only 3 empty apartments out of 120, there are now over 70 empty apartments and it is clearly not all to do with Covid. If you want to live here I would suggest that 1 bedroom apartment should cost you around 20k because after the AC bills are factored in, it will end up costing around 40k anyway.The security guys here are great, helpful and doing their best in a terrible situation that they are put in.Ultimately, when the property management team tell you that the problems here are due to the landlord, thereby residing to the fact that they are helpless, it is basically telling you to accept it or move out I believe the landlord has given up on this building so I would suggest so should anyone else who is considering moving here.

As many of the other reviews have mentioned, the 1 bedroom apartment seemed great at first (we moved in at March 2020) with some obvious wear and tear signs but apartment had good finishing so we were happy with our choice. One month in, the first air conditioning bill came and it was just under AED 1,000! We were shocked at such a high bill and thought for sure there’s a mistake. We contacted building management and they assured us that there is a mistake and they sent the technician to “fix” the issue. After replacing a small part, we were happy again with the management’s quick response. Our happiness didn’t last long. One month later, the next air conditioning bill came and it was over AED 1,000! We were in awe and immediately called building management! They assured us that they are negotiating with Aquacool (the third party company in charge of cooling) to bring the rate down and until then, we shouldn’t pay the AC bill. They lied to us the first time but we thought maybe it was an innocent mistake. Many months come and go, AC bills piling up and we kept hearing the same empty promises until we met a representative from the landlord who said that the building management kept giving promises but he will talk to Aquacool directly. Another empty promise. Building management’s treatment and the ridiculous AC bills means we are out as soon as possible. As a side “gift” to all this turmoil, building management decided that the first 2 rental payments that we paid via transfer are “punishable” via contract as they weren’t cheques (AED 210). After many emails back and forth, I fortunately saw that in the contract, the method of payment was not mentioned. The only way for building management to back off.If you think the 1 bedroom apartment is worth it, factor in the AED 12,000 - 13,000 annually for the air conditioning aside from your DEWA bill (roughly AED 420 per month)

They charge u 4 folds more on the chiller, for one bedroom apartment ur chiller is around 1500 which it’s not logicThe unit inside the apartment which measures ur usage of chiller is not working probablyOutside the apartments is always smells and lots of humidity because of lack of ventilationpool not working all the year and the keep telling heater under maintenance, fridge not working in all units and they tell u buy ur own this is what we haveUnit is on rate of 45k on property finder by asteco but now i have my contract renewal time they want charge me on 55k as i am not new tented 🤨Worst experience ever

BE CAREFUL! they may try to sneak from behind and take your money.I left the building in August and the paperwork process took/taking much longer that it should.I have submitted all the required docs and bills twice sometimes, and was waiting for them to finish the process and give me the last rent cheque (due in October) back since I left TWO MONTHS GO.BUT instead after a long waiting period they sent the cheque to the bank in order to cash it!!!!I assume this is either an incompetent mistake or an evil sneaky move. Thank god my bank called and returned the check unpaid, (I had to pay a fee to the bank for this) otherwise it would be a nightmare to get the money back from them.I wrote them about the situation and got no response, no clarification , no apology.so BE CAREFUL!I lived in Elegance House for around 9 years (it has a different name then), and saw how things went down hill in a remarkable way!

Highly not recommended. The buildings state in deteriorating by the minute. Hallways have been in a bad state for 2 years now (water dripping from ceiling, false ceiling units missing).A year ago the building management decided to impose chilling charges through an external company on the tenants with a rate x4 than any other cooling company in Dubai.On top of that, the management is not responsive to the complaints of multiple tenants about the issues including the ridiculous charges for cooling.Youre better off not renting here.

Dont think of living in this building , since it moved to Astico expect the unexpected no service high chiller bill and when you leave they dont give you back your deposit

I moved to this building 2 years back. Was really pleased with everything and had no complaints and then they decided to change the cooling company by getting them contract to Aquacool. As soon as that happened, my monthly chiller charges started going up and now theres no stopping. I was really happy with paying fixed chiller charges of AED 500 a month but now my charges have almost doubled and that too when we do not switch on the A/c for most part of the day (even in summers!!!). The management of the building and aquacool are simply passing on the blame to each other. The charges are too high as compared to other Cooling companies (almost 4x). Please consider that while moving into the building. Its burning a hole in our pockets for sure!!

I have recently moved into this building thinking of having a better life. When I was planning to sign a contract, I asked the property management company ASTECO about the average chiller bill that would be charged in this building. This property management company had hidden the fact that building residents are fighting for high chiller bill for past many months. They assured me that chiller bill wont be high. But after I moved in, to my shock I saw high chiller Bills abd I figured out its because of very high Chiller rate per RTH which is 2 Aed. I stopped using AC in peak summer to avoid paying unreasonably high Ac bill. When the issue us escalated, neither the building management nor landlord responds nor take any responsibility in solving the issue. I would not recommend any one to move in and get troubled because of high chiller bill.

My biggest mistak ever that I trusted this building management/ Asteco and renewed my contract. But I only did that because of their promises to solve the unrealistic abnormal AC issues, extremely high rates (4x times expensive than regular rates in the market) and look after the building cleanses, pool and maintenance. But the reality was full of fake promises and zero commitment towards the tenants. As a family man, I was hoping to feel home at this building especially for the value of money I am paying, but all i got was lie after lie - by far the worst building management i ever seen living 16 yrs in Dubai - all they care about is how to save money. I wouldnt recommend anyone to live in this building so they dont face the carelessness me and other neighbours are facing.

Lived at Elegance house for 15 months & I could not wait for my contract to get over so we move out. The apartments no doubt are really nice but that comes with a huge price which you may not be aware of. The building used to be chiller free until last year August & then comes Aquacool (the AC provider) on the landlords decision. Now every house pays for the AC they use, which is fair as its similar in many building where the AC is supplied by Emicool or DEWA, etc.Unfortunately, little did we know, that our AC bills are gong to be 4 times the prices of any AC provider in the UAE... For a 1 BHK APARTMENT from AED 600 per month which we felt was a little high, we started getting AC bills for AED 1500 per month as there was a special rate agreement between the landlord & Aquacool.After being informed by Asteco (the building management) for 10 months to not pay the bills to almost 60 apartments as they are high, the landlord & Aquacool decided to shut the ACs off for all tenants.. There have been multiple complaints over months now but the landlord or Aquacool do not support the tenants with such exuberant bills..One suggestion, incase you still decide to move to Elegance house, please discuss the AC meter rate & ask the average bills for whatever apartment size you are look for.Good luck & hope you find your dream home.

The building condition was prestine when I first moved in back in 2006.Unfortunately, over the last few years, things started going south: white goods are no longer maintained by the landlord, the gym equipment is showing obvious signs of wear and tear, the pool has not been maintained for about a year, etc...The nail in the coffin was the introduction of cooling charges (cooling was initially free) and the appointment of a third-party cooling company. The cooling rate is AED 2 per RTH (which is roughly 4x the AED 0.56 per RTH that other landlords/cooling providers are charging on average).

IF ANYONE HAS FREE TIME & FREE MONEY TO BLOW THEN PLEASE MOVE TO ELEGANCE HOUSE BUILDING. Worst Building in Whole UAE. The Facility Management company has started mislead & misguide since the day I even came here to view the apartment. I have moved in this building before 5 months back. Since last 5 months my chiller bill is of AED 11000. I have complained to the ASTECO company, AQUACOOL company & LANDLORD OFFICE. Everyone is playing with me like a FOOTBALL Game. So finally I have landed up to the Dubai Government Authority and have asked HELP from DUBAI LAND DEPARTMENT, DUBAI POLICE & RENTAL DISPUTE CENTER. Dubai Municipality has inspected the apartment & have found MAJOR PROBLEMS in the AC CHILLER.Facility Management Company, CHILLER services Charging Company & Landlord office - NO ONE CARES ABOUT TENANTS.The main aim to write this long as to let everyone know that IF ANYONE HAS FREE TIME & FREE MONEY THEN PLEASE MOVE TO ELEGANCE HOUSE BUILDING.

Lived here for 2 years, It was a good place until the cooling and metering have been contracted to Aquacool late last year, 2019. You really do not want to be here else you will be charged over 1400 - 1600 AED for 1bedroom, 2bed gets bill of about 2,000 AED per month for ONLY cooling charge, absolutely ridiculous. Landlord also ordered disconnection of AC as tenants are refusing to pay.Landlord refuses to waive penalty charge for contract termination even after loss of jobs due to Covid-19.Very focused on getting their money.Pest are being seen along the corridors recently, pool is not functioning since February, not sure if it will be fixed this year as there are still broken tiles which may cause injuries.I really cannot wait to leave......Speak to any existing tenant before you think of moving in as you may receive fake assurances and promises.

The AC charges for this building is extremely high. For a 1 bedroom Acqua cool will cost you around aed 1000 to aed 1600 (ps. This is the charge when I use the AC only in the nights ) New tenants !! move here only if you would like to pay exorbitant charges for the AC.

Extremely bad management, any new tenant please do not fall into sweet trap of any agents or Asteco , they all will lie to you. Please speak to existing tenants to know the real shabby state of this building. The landlord , Asteco and chiller company all show very callous and disrespectful behaviour to the tenants. Not a place to live any more. Elegance house has lost its charm. We have been staying since it was maintained and owned by Saleh Bin Lahej. And since the Aquacool billing company has been roped in, it is total mismanagement and exploiting the tenants. Not worth spending your hard earned money . You will realise you have made a wrong decision after moving in and signing the contract. Many of the facilities usually are not functioning well. Walls are leaking and dripping. The ceilings of common area is having all dark patches. The condition is deteriorating a lot.

Pool not working for a year. Landlord refuses to fix the water heater during the winter so pool unusable. Then the roof collapsed and after Covid restrictions lifted landlord still refuses to fix the roof. Management company keep giving empty promises. They have the audacity to advertise the pool on property finder, so anyone planning to move here, make sure you have something in your contract that you will be compensated if they don’t provide the facility that they are contractually obligated to do. Oh and btw the number of broken tiles in the pool is unbelievable my wife has so many cuts on her feet.Covid warning - this place started with Hand sanitizer, now they have been empty for months. The gym has no sanitizer and even the toilets have no soap or even toilet paper! Complete Petri dish.Tenant are starting to rebel with a bunch having a pool party whilst smoking cigarettes and shisha and eating crisps in the pool! The security guard is helpless because the tenants just said if property management don’t follow their own rules then why should we! Absolute chaos!You are better off taking all your money, pouring gasoline on it and setting it on fire, whilst taking a Corona filled bath than living here.I would not be surprised if this time next year there are 20 people to an apartment here because that it what it is descending into!

Excellent location. Nice, spacious apartments. We stayed happily three years. It was excellent at the beginning; felt like living in a full service apartment. Then they introduced chiller charges which was included before. And then there came the exclusion of service of white goods, which was included before. Then there came the exclusion of maintenance service requests, which was included before. We recently moved out. We had a debate on my deposit return; 70% of my deposit has been deducted and I received my cheque after three months (after two months as per contract). Overall 3-years experience was good but wont be my preference any more since the conditions changed a lot from the day I moved in.

I stayed in this property with my wife for one year.We dont recommend this property to anyone, dont be deceived by the fancy looks, underneath there are some really negative sides, some of which:1- they wont give you better prices if you are willing to renew, even if you found better prices online for the same property, which happened with us.2-lazy and unresponsive management (answering emails can take a month) and showing no flexibility.3-the refrigerator in the property was not working properly and they refused to fix it.4-the AC is not controllable, either its too cold or you turn it off to be too hot which is really unbearable.5-they will brag about having a nice pool, I never was able to use it, not even once, because it is not temperature controlled (they keep saying we will fix this next month, which never happened) plus, it was not even clean.6-they are delaying giving us the security deposit, we left about one month ago and they say they will give it after one more month and that they mentioned this in the contract (which is illegal by law 26 year 2007 article 20), and we are considering filing a lawsuit to have our deposit back.On the positive side, the location is near to the metro station (5 minutes walk) and the staff workers (not the management) like the security, cleaning, and maintenance guys are wonderful.Still, I dont recommend it to anyone else given that they provide high prices with low quality of service from the management which can give you hell! Instead of peace of mind.

Spacious bathroom with corner Tub. Lots of Natural Daylight. Spacious light corridors. Awesome pool! and great maintenance. Close to metro, and fast access to Sheik Zaiyad Road and Hessa Street. Friendly front desk security.
