Regal tower - Mr. Junaid the security incharge - dont even pickup his phone. and if by chance he answers he tries to disconnect in seconds.I dont know what those people think of themselves ?Now, the lady on the helpline i called - was trying to drop the call saying - ANYTHING ELSE - ANYTHING ELSE, but when i said YES THERE IS SOMETHING ELSE I WANT TO ASK IF YOU HAVE SOME TIME - so she breathed heavily as i did something out of the box. Later her reply was full of attitude.Worst management ever i experienced in my realestate career.

This review is for Imperial Residence.Honestly, we have a very terrible experience with this company. Specially the Security which is really rude and he taking things personally. Also, there is an employee name Genalyn which I am not sure exactly if she knows her responsibilities, she doesnt know how to communicate as a customer service personnel. She pretends she knows everything. When we move out, a lot of problems, billing and all other unnecessary stuff.But I am really thankful for Ingrid Cabral she spent time to explain the Chiller Bill and all other details.

I don’t even want to give a 1 star rating, this company’s rating should be in negative. Worst service ever! Final bill took a month to be issued, and when it was finally issued the deducted the amount from my security deposit and promised to issue a cheque with the remaining balance in 2 to 3 weeks, now it’s been more than 6 weeks and they aren’t even responding to calls or emails.

As most of the comments mention here, this is one of the worst companies in Dubai. I had been living in Lakeshore Tower in JLT, they manage the building and bill you for the cooling. I moved out and requested final bill about a month ago. Never received the bill nor what was left of my deposit. They do not answer emails and are not answering their main office phone lines.

The worst company I have ever come across. Poor customer service, poor call back system and a poorly managed company. I have paid the service charge for my apartment and now I am chasing them to send me the receipt. Despite several reminders no luck. I have sent them the screen shots of transfer payment- still no luck. The amount is still showing up as pending. If you are the owner/or building management, stay away from them. I will be lodging a formal complaint with Dubai Lands Department soon.

The worst building Management company Ive ever dealt with, they are managing Lakeshore tower JLT and it became the worst building in the area, Long queue waiting for the lift before and after work coz there is always at least 2 lifts are not working, the outside windows get cleaned 1 every 2 years formalities of moving in and out takes ages, they never ever pick up the phone when you call for any reason, their chiller bills are insane because they add up A lot on top of Empower bills.

A bunch of highly unprofessional and disinterested people. It boggles my mind how any Owner Association can appoint such an incompetent company that has no backbone! The Landlords have probably gone for the cheapest and nastiest option in the market, just to satisfy regulatory requirements. There is a saying: you buy cheap, you get cheap! When it comes to PLACE, it just rings alarm bells! Dont waste your time to email or phone them - its a waste of time since they never respond. They only really show an interest once you have posted a negative review online, but by then its too little too late! Move on to another building where you down have to deal with the numpties.

Giving one star because there are no options for zero. There service was the worst when we were living in Lakeshore tower. No accurate bills, sends the same bill again even after paying, never respond to mails and calls, have to be behind them to get security deposit back etc.

As every other comment, this is the worst company EVER !! Never answer calls or emails & many many other complains detailing which itself is a waste of time that this company does not deserve !! What amazes me is how is the average rating of this company soooooooooooo high ? even this number in negative is tooo much for these guys. Google should accept zero stars as it pains me to give even the minimum 1 star without which this post will not go through.

As all th bad reviews before... Do not reply to the phone (when I came to their office they told they had an issue with their landline but claimed it was fixed... However they are still not picking the phone!), to the emails...We did not received any AC bills for months (in Lakeshore)I am currently moving out and struggle to get the final bill or any answers to my enquiries... I have never seen such unprofessionalism.When I will be moving to a new apartment, I will ensure that they are not working with this company....

I am a tenant of Lakeshore tower, JLT. Sorry to say but one of the worst property management company Ive came across here in Dubai. Ive not received the district cooling bills for the past 4 months and now they are sending me the total bill. No communication was made earlier in this respect for many months and now they are expecting me to pay everything at one go, that too in this Covid bounded financial crunch. They didnt even bother to send the previous invoices. Even after sending numerous mails and trying to call their official number, no one has responded till now. In one word, highly unprofessional behaviour every time I tried interacted with them.

Those people have:1- Not been sending due bills on time for months2- Then sending bills with the wrong amounts on them (my February 2020 bill is charging me for my consumption of March to May 2020 - I kid you not).3- Not communicated on their delays4- Not communicated on their errors5- Ignored multiple solicitations to explainI am actually lost for words when I think about it.

I have wrote twice about a minor but very disturbing issue regarding visitor parking timmings and the Security personnel rudeattiude in my building Oasis Star and theynever bothered to reply confirm or fix the issue. No interest or reply whatsoever. Simply unacceptable considering the incident happened twice and it has been documented .This Community of So Called Managers are completely USELESS.They do nothing for the community.A complete waste of time and money!!!!Need to bring this forward to the Owner and Police if necessary....

The worst management company is Dubai. I moved out from one of their buildings Alcove to another place. They have no manners to talk to tenants/owners. They have kept people who in the building who are non professionals, lack manners. Many people are moving out to near by building Taraf . They only make trouble for people. Wonder why the owner of the building has renewed contract with this company. Their company should be shut down. These people constantly trouble tenants/owners. The company must appoint different nationalities as I have observed the current people taking care of the building are absolutely mannerless.

After 20 years of experience freak Esate and dealing with many owners Assoaation companies i will say they are one of the best of the market , you cannot keep every one happy in the services sector, special in this industry when many of the elements out of the control of the OA company when it come to energy cost, construction quality, ....etc , and keeping The landlord , tenant and developers happy at the same time. Great job and keep it up

Place is managing our building, however we are not able to have a full understanding and explanation on the service fees we pay as owners. We believe that service charges for this building are much higher compared to other buildings in JLT, and therefore we expect an immediate action from Place.

Worse management company, no care no respect to tenants/owners. Moved to GLITZ 2 on April and Raised a complain about the AC same time I got Dewa connected. They have denied the issue stating the AC is working and everything is normal while the AC wasnt cooling. After 3 months claiming the same, an engineer visited the apartment with the maintenance guy and confirmed that there has to be an issue since the unit is not cooling. Issue identified in the main system (not in the units) and quotation sent to PLACE STRATA MANAGEMENT more than a week ago, till now no action has been placed, and the answer is AWAITING HEAD OFFICE APPROVAL. Where is the good service and care about the people living in the building?On top of this, MR PRATEEK is still denying the issue and telling same story to each and every tenant/landlord complaining: this is first time I hear about this problem or no one has complained about this before or no one is suffering with the AC in Glitz 2, different versions of the same, ignoring a serious matter like the AC while the peak session. Very unprofessional MR PRATEEK, there are emails proving you are getting the same complain from many different tenants/owners.Frustrated and disappointed with such a miserable service from PLACE STRATA MANAGEMENT LLC and MR PRATEEK

Place has been managing our building from past few years but even after charging maintenance fees on a higher side compared to other buildings in JLT, the service standards are very very ordinary, maintenance works get delayed regularly and there is very limited support from place on the issue resolution.

Trying to move out has been dreadful to say the least. Very little clarification between Place and Lake Shore Tower security. Having paid my move out deposit and commenced my move out they advise me additional paperwork is required. NOT IMPRESSED.

I can say that customer service basics didn’t find a place in this company. Activating the services is hell! Their goal is to make ur life hard as much as possible. Living in a building managed by this company means, having dirty water tanks, out of service lift for half a year,.. etc. Well now let’s go to the final point, moving out of a building they manage means, being at their office and u are asked to go online to do the online application, although u r by urself standing in front of them. 0%customer service knowledge as usual. U can easily do it for ur customer if u can see that he is an angry customer
