I’ve had a very positive experience with purchasing property from Seven Capital. From the start to the finish, the process was smooth and the apartment is now rented out. The expected rent was correct and the valuations from the bank came in spot on. I will personally buy more from them in the future. Thank you.

The sales pitch is probably too glossy. I can tell u many things stated in the sales pitch did not work out that way. First of all, I was told that if I can put a deposit of 25%, mortgage would be a easy walk as the properties are based on strong investment hypothesis. Delivered after market research etc. Lenders have already been briefed and ready.But I could not secure a mortgage even going down to substantially lower LTV. I can tell u that it is not due to my credit score or lack of stable job / income etc.Secondly be aware that their developments are mostly investor owned. The projected rental yield will be very difficult to achieve as lot of units will be up for rent. I have agreed to let it out for 2.5% yield inclusive of charges.It may be overpriced making lenders hesitant to lend. Only 5 years down the line I will know if the price was right or cut into returns. Fingers crossed.Once you paid your deposit which is 20%, the agreement is completely in favour of the builder. They will serve notice whenever they decide, even if your mortgage is not in place. This may not be due to any fault of yours such u gave wrong credit information etc. Once notice is served, they could take your deposit away if u cant complete. Solicitor told me they had not done that to any of her clients, but clearly there will extra charges and interests to pay. I pulled out other investments to complete in cash. This may be because, I panicked. But I am wondering if the stress worth it? Also I wont know the opportunity cost for years to come. Praying I havent made a big mistake!Then they have an assistant, who will call u periodically to keep u in track. For example, if there was a delay in u submitting a document for mortgage etc, u would get a polite call to remind u that the directors are planning to serve the notice and u should focus on getting your mortgage in place etc. It will be polite but u will get the gist of consequences if u dont get on with it right away!The mortgage intermediary suggested by them did not provide good service. The transparency was lacking and until the end did not manage to find out how much fee will be paid to them from the lender. Paid for valuation few times at their recommendation but the mortgage application did not go through. My recommendation is that u search around. I did find lenders who were willing to consider application even directly. But it was too late to go with it, as the only way to buy time (i.e notice being served) is to work with the mortgage intermediary closely working with them. I even agreed to higher interest rate than I found elsewhere as a result of indirect pressure.I have to say there were positive experiences too. The sales team was accessible. I feel that they tried to help, but not sure they have a lot of say in what happens after sales. The after sales team also were willing to listen. They reassured, but still proceeded to serve notice despite knowing that mortgage was not in place. I was told they had to as it a legal requirement in their contract with their lender. They are obliged to serve notice as soon as property is completed. Not sure how true this is. I suppose they did not want to incur any charges or cut into their profits.This all happened during covid pandemic, so some of my experiences may be to do with the market conditions changing. But one thing I learnt is that your are not in business together with Seven capital. You are on your own and risks will all be yours once u entered into contract. May be I am naive in thinking that they should share some responsibility if their sales pitch did not turn out to be true.😭😭

Do not deal with this company. I was sold an off plan property for over 200k and they projected that it would be worth up to 20% more on completion, while also rent out at over 1k per month. The value currently stands at around 150k only one year later, even though property prices everywhere are swelling massively. They clad the building with material that now means that no potential buyer could get a mortgage and they have not resolved the issue, even though they have been aware of it for months. My flat only rented out for 795 and is currently untenanted too. They sold the freehold to a company that, a quick Google search of, shows that thousands of people feel defrauded by even prior to this. The service charges are so extortionate and there are always added fees for late payments despite never receiving the bill or reminders, that the property makes a loss for any landlord, despite endless problems with the services. The property does not even profit on an interest only mortgage. Many of the apartments have also suffered water flooding into them through ceilings and windows. This investment has wiped me out. Dont make the same mistake and believe their sales materials and tactics.Edit: My property is now suffering water ingress from an outside wall less than 2 years after the developer handed me the keys. The developer does not want to know. Also, a RICS valuation has confirmed that this property is now only worth £150k. An association has been created by landlords to challenge the shortcomings of the developer.

2.5% net yield!!!!!!! Each project will be delayed. I was lied to and would not wish this company on anyone. Do not listen to their sales reps. You will be disappointed. Overpriced.

Amazing company!I have had the pleasure of dealing with Seven Capital as a first time buyer of a property in Birmingham. From start to finish they have supported me and always been available to chat about any concerns or questions that I had. I live in the UAE and have purchased as an investment. The team in the UAE and Birmingham have been superb and as a first time buyer, the experience has been refreshing and surprising (given the stories i have heard from other friends regarding other developers).Sharon Plevin and Johnny Conran in particular have been fantastic. The team cares about the money you are investing and you feel your custom is appreciated. They have also worked with me to ensure completion even when there have been some bumps along the way.If you are looking to invest with a trustworthy developer who provides a premium service and good quality builds, i would definitely recommend Seven Capital. As soon as I am in a position to invest again, i will not think twice about using them.I usually am not the sort of person to leave reviews. Very poor customer service. The project delivery date delayed by 16 months. At completion, services charges were increased significantly compared to the original numbers agreed up during exchange.
