I lived in BB-09 for five years from 2016 to 2021. Great neighborhood, walking distance to Dubai mall, next to Dubai Canal and Dubai downtown.Restaurants within walking distance and the hotel next door is a great amenity to have, offering great dining options.The building was always clean, consistently well-maintained throughout the years, maintenance was quick to respond and requests and formalities were taken care of very efficiently and professionally by Layan team.The building pool is amazing, clean, quiet, and large enough to comfortably swim and enjoy the sun. I visited the pool up until the last day. Its also a great place to meet your neighbors.I leave Bay Square 09 with great memories having made many wonderful friends through my five years of stay.

The perfect building to start my life in Dubai. The buildings agent, Mike, was exceptionally efficient and accommodating during the move in/signing process. Were now coming up to one year in the building and will be upgrading from a studio to 1-bed for the second year here. Highly recommend!

Bay square is a unique place in Dubai. The building 9 is a very well designed one with a rooftop pool, and all facilities. Mike will take care of you and find you the ideal place to live in.

This building is one of the spectacular buildings in bay Square, location, apartment sizes, community, security and great amenities. The building is also managed by a team of professionals, presented by their property consultant ( Miklos Kutasi ) that is fully aware of his profession and provides you with all the required details from inquiring about the property until handover and even the period of stay. Quite spectacular building in Bay Square being located so central just a stone throw to Dubai downtown. Good apartment size and nice community , security was good too . Bay Square Building 9 has been my home now for 3 years. It is a wonderful place: high quality, reasonable rents, own pool and gym, nice (and quiet!) neighbours and many cafés and restaurants just downstairs. And: the lovely hotel bars at the Doubletree Hotel just 45secs walking distance away - for those who need a well-earned afterworks drink! Layan Real Estate oversee the the rental and leasing business here - Mike (Miklos) Kutasi has been taking care of my matters since day one. He is a true professional: always available and on time and on your (the tenants) side, quick to fix problems - one of the few real estate guys left in Dubai with real handshake qualities! I just upgraded to a 1 Bedroom one floor higher - could not imagine living anywhere else in Dubai!

Lived here for a year now. Mike was our realtor. Stellar service from start to finish, we are upgrading to a bigger apartment and committing to another year in this fabulous building.

Myself and my partner stayed in building 9 for 10 months and were extremely happy with the staff, the maintenance, parking, general accessand the overall upkeep and atmosphere within the building. Unfortunately due to the loss of my job (due to coronavirus) we were forced to vacate prematurely. Despite the difficult circumstances the middle and senior management were very fair, accommodating and efficient. People/companies show their true colours in tough times and Layan were wonderful from top to bottom. I/we would live there again (or recommend it to others) without hesitation.Martin.
