Before you deal with Damac/Loams please see my experience with them :1- They need some amount from the owner so what they did ? They did not allow any delivery come up to my apartment telling me this is their policy 🙂🙂 and I have to call the owner and tell him to pay the balance service charge 🥲🥲🥲 can you imagine!!!!!!!.2- they hanged up a signage on the building and close my only available view (check attached photo)and I am still complaining since 6. Or 7 or 8 months maybe more and yet no answer .3- I complain that since my apartment on the podium roof I am suffering from things that are falling from other apartments on top of me so I told them I’m ready to pay from my pocket to fix a roof clay to protect my family and my balcony they replied back back very fast unlike other complaints telling that they can’t allow 🙂🙂🙂4- don’t be surprised if you see water in the basement, leaks is a common problem in here 🙂🙂5- the security staff are very polite 🤩.Please Damac I am writing here in public because you need to consider the comfortable of your tenants and apartments owners and everyone who is planning to deal with you needs to know others experience.

A lot of hidden charges on maintenance- A/C, gas bills unnecessary billed to the tenant where you wont pay actual usage and shocking. It is cheaper to rent apartment in the near neighborhood. Also rental for apartment is pricy + you have bear higher utility charges.

Stayed here for 1 year and was desperate to complete my contract and move out.You will have a good first impression with all the facilities and furnished apartment; but there lies a lot of service charges and bills.My contract was AED 35K for a year and by the end of the contract, i ended up paying more than AED 50K. So beware and check before renting into the apartment.Also please avoid buying the flat from the owner named Naresh who will have make an elaborate contract and all maintenance charges needs to be borne by the tenant. They will give a false receipt at the end and will eat up all your security deposit and their attitude is worst to any of our addressed concern in the apartment.

The price is so expensive its like 20k dollar and the hotel has bunch of cool things to do

Perfect location for people who travel between Abu Dhabi and Dubai, right in beginning of sheikh zayed road near UAE exchange metro.Nice amenities in the building, Gym swimming pool and kids areas etc, neat clean building.value for money.

If you are an investor, It is always cheaper to buy from the secondary market. Definitely you will lose your money if you buy directly from DAMAC!

The property itself is amazing but unfortunately they appoint very poor facility management called Apex which makes my life miserable

The place earns a zero rating for a number of reasons, The key reason for a poor experience is rude and disrespectful attitude by damac1. The environment around building is industrial and toxic, if you go out for a walk in evening, mostly you would have to rush back due to strange smokes/gases.While the dealers wouldnt tell you, you as a tenant would have to pay a massive chiller capacity charge(300 to 400aed per month for god knows what)2. Building management does not care at all about your experience. Getting a contractor to work in your apartment is nearly impossible.3. Recently landlords had service charge issues and management started punishing tenants by blocking water and all other types of deliveries to apartments for no reason.4. No place to eat or hang out/shop nearby. Even Mcdonalds doesnt deliver to this place.5. Everytime you go towards dubai or back you need to pay salik.6. Area around the building was polluted by builders and still is the same. Just going out for a walk can be terrible experience.

I own a apartment in this building. Recently I have rented this apartment and some maintainance needs to be done in the apartment.When I am sending the team to inspect the apartment with a official NOC wlthe supervisor name Mr. Ahmed is stopping the team and calling me to force me into giving him the maintainance job. I am blackmailed by a mere building supervisor to get repairs done in my OWN apartment. I DO NOT WANT TO GET MY WORK DONE BY BUILDING MAINTAINANCE; They do a PATHETIC job. I called DAMAC to complaint about him as well and they didnt give a bats eye.DAMAC you have been a real disappointment and your staff are bigger. Goodjob !

Lived here for two years. Will leave as soon as my cintract ends. Place is surrounded by refineries. Toxic gases are released at night causing discomfort and sickness. Extremely unhealthy place to live. Owners/agent do not inform their tenants about this - so beware.Poor -mmanagement/careless and tend to ignore issues related to buidling and services.
