Nice location in the heart of Business Bay ,next to City Max hotel Business Bay ,easy transportation ..some Apartment have Burj Khaleefa View also ,very spacious flats with big balcony

What attracted me the most was the location of course which is in the heart of the city.Great management, had no complains at all.I have finally found my peace after changing lots of apartments and facing lots of issues.

I had a friend who lived there and ohh myy.one of the best places, the apartment the services all is perfect.with highly recommend this residence.

I love their flexibility and their quality.Excellent environment for families. Good facilities for kids.After covid it was very difficult for us to find something decent for a good price.

Quality!?! I have maintenance in my apartment almost every week. Im obligated to give at least one star. Beware and use caution with this place.

Worst building I have ever experienced in my lifetime. When we moved in, we were happy as it was brand new but there was nothing brand new about this building. A few days after we used the washroom, the WC was blocked. When asked for the plumber of the building, he asked us not to throw toilet tissue in the WC as it blocks it. And if it’s blocked again, the expense will be upon us. Sinks were blocked a week after using. Bathtubs/showers were blocked and tiny stones came out. Aqua cool bill is skyrocketing. Considering the circumstances, who pays that much??? Chillers of two rooms are interconnected which is ridiculous as the bill exceeds furthermore when we are only using that room for ironing. The noise and annoyance of the construction next door was bad enough that they started drilling on our heads every morning as the building has issues. The alley used to stink of gutter water for months which is now gone. Ever since we’ve moved, there has been drilling, hammering and other sounds that cause headaches. While showering, the drilling and hammering starts on the heads and it seems like the ceiling will fall right off. And there has been no compensation from the building whatsoever. Rents are still high and not worth the price. This building should not cost you more than 50,000 a month. The main door has hardly been used to date due to one issue or another. Whoever I meet Living in this building are all fed up and complaining.In a nutshell, the most PATHETIC building ever. Don’t even know why they built it when they don’t know how to manage. Utter waste of money and no comfort nor a peaceful sleep.

High rents but superficial quality. There are many ongoing issues with this new build, evident by the scaffolding outside and the ongoing court case with the contractor which will take years to solve. Meanwhile tenants are paying full with no compensation. You also have Aquacool who charge very high (x3 times as much) compared to Empower direct billing in nearby buildings.

Building is under construction but the staff and the maintenance team are very good they are helping and the management is giving compensation as well

What could matter the most for a regular tenant more than two factors, A) Security B) Financial benefit. (1) The apartments are over priced in comparison to the market. (2) Standards are nearly null. We have received all official documentations after chasing the building management. If you live in UAE, this would be identified as Khalli Walli style which means things are done carelessly (3) The finishing of the building is very poor and cheaply done (Looks beautiful however hollow). (4) Communication is random and non-standardized. You can be shocked with any pop ups without a prior notice ( You can imagine privacy at risk here). (5) Currently the building is undergoing major maintenance for the facade due to poor basic implementation (as mentioned earlier). Of course not to mention the building is surrounded by construction and noise which evolved day after day, unlike the information we received when we rented.The positives of the building are limited to facilities (Pool, GYM, entertainment hall) , location and of course being a new building. Also not to be unfair the line staff are friendly however they roam around the main areas throughout the day.Personal recommendation: Do not waste your money especially in such times. Business Bay will be suffocated with brand new buildings with prime locations soon enough. You will be able to obtain these benefits anywhere however not the peace of mind which is not supported in this building.P.S: Do not be shocked by the lack of reviews, as the building is perhaps 35%-45% occupancy only.

Managment so bad!

I was about to rent here but they were sneaky and right before signing the contract they informed me that they will be changing the finishing of the building and there will be constant drilling and construction for over a year
