If only I can rate zero (0) or a negative I will surely do with all the stress that they are giving their tenants. I wonder why it is so easy for them to take peoples hard earned money and so hard to provide at least good and proper quality of service. Weve been paying now for a unit that even a rat cannot swallow to stay in. Complaints after complaints, emails after emails but no one bother to take actions. The office asked only for 10 days after the contract has been signed but then thank God that until now nothing has been changed just to make the place suitable to live in. 10 days then 11 days then 3 days to finish the maintenance and turn over the house such a very unprofessional and a mouth full of lies.Kindly refer to the attached pictures if this is what CLEARED and READY TO OCCUPY UNiT means to your office.I Hope that ADCP will take their actions as this is VERY UNACCEPTABLE.

It is not fair if I gave them one star, because it is too much. Was a big mistake I rented an apartment from ADCP. Their maintenance is the worst. Imagine your AC in a new apartment wont work; you call them then they put your request as emergency and then you will get an SMS thank you for your ...... estimated time is 11 days How can one lives 11 days without AC. Today is my 7th days waiting for someone to call me. Of course I have called many times, but every time I get empty promises. Lights are missing, no hot heater (it is a new apartment, so dont assume it is one of the cheap places). They are just good in sending email notification about their useless portal. What a mess!!

ADCP is only bothered with leasing out properties and simply doesnt care about the Maintenance part.They rely on cheap and substandard repairs/ maintenence as its cost effective for them.Plus its the monopoly that dictates this mind set. Most of 20+ years old buildings in Abu Dhabi have a lot more issues concealed within them besides the coloured glazing...that at least gets a touch of cleaning twice a year

We had few issues in the apartment we weren’t happy at all we wanted to move out. Sama from complain office in ADCP she was so nice so helpful she listened to us carefully and she reported all our issues. We were happy from the outcome.

ADCP used to be very efficient (you asked for an appointment or you just called, and your requests were treated quickly). Now, ADCP could qualify as an energy vampire. I feel that theyve rebuilt their operation in the aftermath of the pandemic with the purpose of draining the life out of customers. Best to avoid visiting their offices in the morning at risk of feeling dead inside for the rest of the day. REALLY KAFKAESQUE.Lets note however that some of the staff (especially Emirati women) really try to be helpful. My sincere thanks to them.

I booked 1BHK flat on 23rd FEB 2021, and I was inform that after registration, I can raise request to maintenance for room services and the maintenance team will do it immediately.The flat was not at all in good condition and require lot of maintenance starting from entire flat room painting, old fridge and washing machine, toilet and kitchen ceiling change, broken toilet mirror, hall door wood repair and painting, broken electric panel, keys missing, sink stopper missing,toilet seating and cover missing and so on.Today is 06 March 2021, they did only the coloring part and rest all other things are still pending.Room water connection is cut off, which I just came to know today only, for cleaning the room. I checked with ADCC, they informed that there is pending outstanding bill of amount AED 5818.12k from ADCP side. The ADCP customer care informed me to pay the bill and they will reimburse me which I am not sure they will pay me or not.I dont know to whom I shall contact.Now I am mentally suffering a lot with the problems I am facing from this ADCP guys. There is lot of other stuff which I havent mentioned here. But in a nut shell, I will request you all please dont buy any kind of property from ADCP.They are just making people fools with their un professional customer care and support care.I really think that what happened to me should not happened to others. I wish I could cancel my contract but I cant do it, due to huge investment I have done in this property and if I cancel the contract, then I have to pay 2to3 months rent as cancellation charges, which is not affordable for me.Rest all is your choice. I wish best of luck to you and myself for dealing with this kind of worst management. Still holding my patience tightly but dont know when this going to end.I am sending emails on daily basis to customer support but no t getting any appropriate respond . I vacated the apartment and maintenance clearance was done and the maintenance team advised me to go to ADCP office to collect the deposit cheque. When I went to ADCP office to collect the cheque , they said they did not receive any emails from maintenance company and told me once the confirmation is received they will transfer to my account. I went there for the second/third times and I received the same response ( No response from maintenance team so we can help). It is like they are not taking any responsibility to give the cheque and blaming maintenance company saying they did not send the confirmation mail. it has been continued for 1.5 years and no deposit received. So whoever is renting under ADCP just forgot about the deposit......... ! This is Sharjah branch.. and Dubai Deira branch was good before the pandemic.

Proper customer service is almost nonexistent. You have to constantly come and follow up. No one ever calls you to arrange for any clearance checks. You as the tenant has to come and ask for everything. Don’t ever trust that they will call, even when they say they will, they won’t. Once you come to the office it’s waiting to be served, waiting for an answer, waiting for someone to actually do something to solve the problem. Let’s not even begin with maintenance, you can call everyday and still no one will show up. Now when vacating they want to know why maintenance is never done.The Q-matic system is not accurate at all, you will get a ticket that shows 0mins waiting time and you will end up waiting more than an 1 just to be seen. Some serious upgrades and service improvements need to happen. I would have given negative stars but unfortunately that isn’t available.

Due to the pandemic situation, i had to go for early termination of my contract and I paid the termination charges along with other charges levied on me. The payment of the last cheque was due on July 21st but due to early termination, the final settlement was done on July 2nd. I received my final settlement receipt on July 10th and they said that my security payment would be refunded back in my account in 2 working days and the last cheque has been withdrawn and would be returned back to me within 15 days by courier. However, even after 14 days no refund has been initiated and on 21st, they went ahead and presented the cheque for payment which in turn was bounced due to insufficient funds. Now, fine has been imposed on me from ADCP as well as the bank for cheque bounce and ADCP just wouldnt accept their mistake. I have been going back and forth to the office for waiver of the charges on account of contract termination but all they say is they will issue the apology letter which God knows when they will. In the meantime Bank says that they cant help in this case since the cheque was already in possession of ADCP and they cannot waive the charges from their end .So much the customers have to go through because of their carelessness

Hopelessly slow service.Takes hours of long queues to reach the counter and then another hour to sort out things at the counter.Vacate Counter staff is short in numbers (only 3 counters are open out of 12+). Only one trained staff is attending the customers and other two are trainees who have to seek help from trained staff for every customer they attend.....

Visited several times to their branch in Mussafah the reply was courier company will come and collect your documents for the renewal. Earlier it was fast and well maintained. Due to cost cutting it has become slow and lethargic in maintenance.It took me two weeks to get a flat on lease as their system was not showing but website shows it available. Finally they gave on lease but without thawtheeq. It would be done later.Queue system is super slow and not well maintained. Head quarter office is overcrowded. Overloaded staff.Currently this company is running as people meeds flats else it wont survive. any company can defeat it.

For 4 days now we dont have any A/C in the flat with my kids crying in the night in the middle of the summer! I spoke with ABCD for the last 4 days kept on follow up n continiously raise my concerns!!! but nothing. The registration process is smooth. But maintenance is poor. We had a short circuit from electric cooker 10 days back and no one has come. After 3 days they close old tickets and give new tickets. Do not rent property from ADCP as maintenance experience is very poor. If you have no other option as they have many properties just bargain on the rate and bare maintenance by yourself.

No Help desk, even though they mentioned 24 hours a day services at there website! There is only one number which is closed on Friday, Saturday and after working hours. Very poor and bad maintenance and customer service if there is less than one star i wont hesitate to give them, unfortunately no 0 stars option here.I signed new resident tenants contract with them, before 10 days, they gave 10 days for maintenance (p/614 FLAT 103), it seems still i have to wait for another 10 days to live in this apartment, the customer service level of the maintenance is very poor, they are moving the fight between them and the contractor to me only for 50 dirhams difference, the apartment was listed in their website but no maintenance had been done to it, its in very poor condition no body can live in it, i really regret dealing with them, will never do it again.

The service is nonexistent. In 10 months of being their tenant, none of my requests has been fulfilled.They dont even consider cleaning the buildings windows (the neighbouring FAB buildings have been washed at least twice in 10 months). I have emailed them many times and they keep on responding with the same template, Ive visited their office twice and they can only promise that it would be done in 10 days or so, and guess what? Its been a month since they promised and nothings happened.Im eligible for the parking space in the underground car park, but my request to provide me with the parking space has not been fulfilled yet. I keep on getting parking fines, the ADCP keep on promising Ill get my access card. When I phone them to check if my access card is ready for collection, they tell me I must go to the office for every follow-up. And if I go to the office I end up wasting my time as nothing is ready.Theres been many other issues that I had to solve by myself, itis impossible to get any support from ADCP, they want you to honour your obligations, but they cant be bothered to fulfill theirs.NEVER RENT FROM ADCP

This should be negative stars not even 1 considering the unfairness and loss we suffered.At first we enjoyed staying with the ADCP flat provided eventhough there are issues sometimes with the AC and maintenance will come after 2weeks to 2 mts to fix it. Our main problem came after we vacated the flat, the damages incurred by the previous tenants were charged to our account claiming the final report of the previous tenant doesnt show those damages/extra fixtures (extra installed locks, cabinets, shelves, curtain holder, wirings by Etisalat and Du, carpet glue stains and etc). How should we know that whoever inspector did that with the previous tenant is either green horn, incompetent or probably bias (I believe it should be the second or 3rd one). The most simple evidence that those were old are the paint overlapping those items from the white paintings of the wall or ceiling which perfectly match the flats painting. Those things are easy to spot which I pointed during 1st inspection but probably the common sense or brain of the inspector is damaged he didnt bother mentioning in his report and I cant understand what he is writing because its Arabic and he keep saying no problem he will just mention its from old tenant in his final report(which he obviously omitted). Inspector also keeps mentioning door stoppers on each 7 doors and I kept pointing to him there are no any evidence of even old Mark or drilled holes to where the door stopper he claims (which got added to our bill).2-3 days later, we rectified our own mistakes (buying new things to replace missing sink plugs, drainage covers, remove extra hangers and fixtures we installed, covering holes with putty and many more. Spending around 500aed) WITH video as proof, yet it was not acknowledged. Even during the second inspection while these were pointed out to the inspector he kept saying no problem again pretending to take notes. Now we were charged with almost 5,000AED. If those rectified things were to be removed even if they charge to us the old damages/fixtures by the old tenant, at least we will be left with more than 2k aed from deposit. But they insist already billed and final and its OUR responsibility to remove those things installed from the previous tenant whatever those are. Wow!Allah Kareem!So my advise to those getting clearance and doing the second inspection: Make sure your inspector takes note in his paper and write it down what you corrected and do video as well showing your conversation and face of inspector and his comments. If you have old fixtures from your current accommodation or lacking door stoppers or any damages better contact the maintenance to fix it now before you get clearance. Because if you remove it yourself and damaged those they will charge you. And dont bother putting your hopes to the watchman coz his words doesnt count in the eyes of these many making people.P. S. Take care of your tiles as well BTW, God knows how long those chipped parts have been there and they charge them to us still. And the water pipe supply in the laundry room is considered extra fitting for them. LOL, how did it become laundry room without water supply. Probably that inspector have a magical washing machine that doesnt need water.

The worst property management. Their maintenance service will kill you. Never mind in case of emergency, Short circuits, or normal AC maintenance they have same response. I had to move to a hotel for 3 days because there was a complete power outage. Their maintenance guys, know how to extend the work and get money from ADCP. There is no escalation matrix. Call center is pathetic. I was telling the agent from where he can get the electricity maintenance team’s no. The revert was we can’t call anyone we jus can assign request. They are emotion less robots!!! I have personal experience when I review them here.

Anyone reading this. DO NOT rent an ADCP property because you are going to suffer everytime you have a maintenance issue. They will take a complaint and close the ticket without resolving the issue. You can call their call center all your want, go to their office as many times you wish but nothing will come out of it. The maintenance department is non existent. So save yourself the trouble and never rent any of their properties.

I would advise you to get it done maintenance inspection of the flat before you start renting agreement with ADCP because at the time you vacate they do a maintenance inspection and put all the previous issues on you and deduct from your security deposit. I had experienced this I stayed 03 years in a ADCP flat and at the time I start ADCP has not done maintenance inspection and at the time I vacate I saw all previous issues are in the inspection report so I challenged their inspection report as I have taken some photos from my phone at the time I get this flat and requested them to check previous inspection report but that also was not available in their system and my case they referred to landlord for a solution then after I was informed by ADCP the landlord refused to return the security deposit AED5000 which I kept with ADCP and they have to deduct full amount and finalize the final lease settlement. I felt I’m help less as lessor have no solution on this other than deduct in full my security deposit and I had spent more time with them to get a right solution but my efforts are in vain and I have no time to spend further so I thought I gave AED5000 to a charity and settled my mind.@ ADCP I would suggest you to review your processes if you really value your customers and make some improvement in internal and external communication processes to reduce lead time in vacating process and final lease settlement.

I was obliged to give one star although it does not deserve. they dont deal honestly with customers. I dont suggest people to deal with this bank unless they know someone there. If you vacate your unit, wait for a charge whatsoever even if Dirhams 100. Of course, if they charge you for damage, they take the money but do not repair, and rent the flat again to another tenant and when vacating charge him the same or bigger amount and so on. Someone needs to be careful and take photos of everything before receiving the unit.

Worest landlord ever. Useless customer service via phone. Everything you should do yourself and you must go personally to the place. Maintenance and clearance requests are too slow to fulfill.Too long waiting time at the counters.It seems organized but actually everything is messed up. You should call the contractor for the maintenance clearance if you want to finish your evacuation otherwise wait till you get lucky. Even if contractor is fast and sent them they will tell you not received.One day delay of evacuation notice and they will deduct more than 1000 dhs.Not recommended at all.

From my experience they have no intention of returning the 5000 dirham deposit at all. They will make up charges on the final inspection and there is absolutely nothing you can do about it.

I wouldnt even give one star! Very disappointing. Weve been sleeping in our cars for the past couple of days because we dont have ACs and our apartment is practically raining from humidity. Our goods and electronics are no longer usable. I call ADCP for support although Im not required to do that as they are obliged by lawful contract to provide AC and maintenance, yet they manage to keep on pushing and postponing their promises to provide any !! I dont know if they know anything about customers rights or simply Human Rights. Simply, it is not tolerable !! Thats not it 🙃 They allow illegal sharing of apartments which they are very aware of when they had many experience with their properties. And when you pinpoint whats happening at your building and that where families are residing at, they approve by saying that they will be sending their inspectors when they will come to know that it is true, HOWEVER, they still wont ask them to leave UNTIL THEIR FREAKING CONTRACT EXPIRES!!Long story short, Ive been against public sharing but I cant find anyone who would actually listen to me and take an action.Building No. 5704 - Appartmrnt 502 - Behind Shining Towers.

I took a very bad decision that I rented flat under adcp. They are in the mind state that what the fish this common people can do when they have power.Huh! Horrible experience!
