Firstly I rent in RAK and Sultan properties was really helping to get what I wanted.Hamza is so helpful and he can give the guideline to smooth the every single process.I’m really appreciate for this and don’t doubt to connect with this real estate.

Warning ⚠️⚠️, they stole our deposit and they have their own deals with specific maintenance company who will make u pay hell of money, even one star is not enough, they do have one Ukrainian male representative who is very unprofessional. No matter what they will offer do not deal with them. Read the reviews and decide.

Warning to all the landlords: never deal with Sultan Real Estate. I had an awful experience with them ending up with bounsed cheques, police and court cases. Their services are very expensive. Once they receive their commission, the landlord will not get any support. Not honest and not professional agents. I removed my properties from Sultan because there is no trust at all to this agency. You pay commission to them and receive headache. Their actions might be illegal so dont repeat my mistake.

Representative was not wearing a mask when he came in, and had to be asked several times to wear a mask. When he finally put it on, he kept letting it slip below his nose.He sniffed, coughed, and cleared his throat throughout, which was super scary when we were packed into the small apartment lifts.He told us that we didnt need to worry about the mask because Covid-19 isnt a problem in Ras Al Khaimah because RAK is like a small village.Would probably trust the woman who came along with us, but not the agency who allowed this to happen.

Their agent Lela was one of the best agents I dealt with , she is committed , prompt , understanding and always flexible finding solutions .

It’s unfortunate to say, inexperienced and dishonest.I moved into one of the town houses at Al Hamra village, the tenancy were arranged by Sultan property, I was handed only the inventory of the furniture that came with the property. Nothing else. The house were in good conditions but not in new or perfect conditions, however, when I decided to leave the property three years later, and during inspection with Sultan representatives and landlord, they wrongly advised the landlord (who owns several properties that are of an interest to them) to basically charge for things that are with minor wear and tear ( house is 10 years old) some of which been handed to me in the same conditions.Not recommended at all, and good luck if you renting through them.

Really good and reliable real estate agency. When me and my wife were looking to rent an apartment in RAK, Hamza from sultan property met with us and helped us through the whole process with absolute professionalism. It was a pleasure to deal with him and Sultan Properties. Definitely recommend!

They dont even deserve a single star.. Unprofessional and rude staff they have.. they are good till you sign the contract and after that they dont even bother to answer your calls or reply back.. Height of unprofessional behaviour. My agent was Maha, and it was pain to line up things with her. The apartment was handed over with a leaking water heater, after many followup and no answer I was put into contact directly with owner bcz the sultan ageny was lazy enough to sort the situation since they already got thier commission.One advice think 100 times before going them they want to steal your money..

Only one Star because it is not possible to give 0 Star...They rob us from our security deposit when rented an appartment in Royal Breeze with false fact.we gave back the appartment in way better shape than we got it, still it wasnt enough apparently.Moreover, when needed during the tenancy, impossible to get anything done. Plus their fee are insane.Stay away from Sultan Propety, thats the best advice you will get today.

I recently moved from an apartment to a villa with some friends. Our move was made really easy with the help of Deepthi. Although I was having a hard time with my previous company, she was patient with me and made my transition much easier. I would definitely recommend Sultan Property Management for anyone who is looking for properties that are of great value and under good management.

They stole my security deposit which was not small amount. After calling agency to solve the issue they said to talk to my agent. My agent Hashim professionaly lied for a couple of months and after he stoped even answering my phone calls and messages. Avoid at all cost.

I had very bad experience with Sultan Property as a tenant.Sultan Property kept my security deposit pretending that the appartment was in like new Shape which wasnt true at all. When moved in I had to fully cleaned it by professional.That was a stressful and unfair process.Sultan Property to be avoid at all cost.

I got recently a studio in royal Breeze Saeeda was really helpful and on time. The maintenance was good. Everything was very clear and she explained properly. I liked the way she handled everything it was brilliant.

Once they get your money, agents dont really care about tenants. I went 1 month without AC only to be told repair was my responsibility. Wasnt provided with basics like gate pass. Agent not responsive to calls or questions at all. I would not reccomend this agency at all.

We came to Al hamra to rent and came upon sultan real estate. At first, they were pleasant. After closing the deal, everything went downhill. Our agent (Maha) was extremely unpleasant and rude, quite snarky in her emails and messages also. When we had maintenance to be done a month after moving for the AC, it was a terrible experience. The apartment itself was falling apart but was hidden by carpets and paintings. Everything started to mold and rust immediately, and they put the blame on us and charged us skyrocket prices for the maintenance after moving out. Maha is extremely rude and has no customer experience whatsoever. Moving everything out in the summer heat was easier than dealing with Maha. We hadn’t heard back from her in almost a week after moving out and she kept ignoring our emails and messages. If you want your money wasted, go with sultan and ask for Maha. I’ve never had such a bad experience renting ever in UAE or abroad.UPDATE: Sultan Property is a company that steals money from their clients and avoids clarifying any questions from us regarding why they stole a large amount of money from us. Maha, Sergey, the accountant, and Kara (the one who responded below) are absolutely unprofessional and a joke to communicate with. No one will take responsibility for anything and throws us over to the next guy. Kara asked for me to call, as seen below, but wouldnt answer me and said she would follow up. After 3 days i followed up with her! And her answer to me was that she would follow up! They have stolen our hard earned money, refused to answer our questions, and continue to avoid answering any emails or messages. I have informed everyone and their friends/families to avoid this real estate company at all cost, you will regret ever coming to them! I havent dealt with any other members of this team, but MAHA, SERGEY, KARA and the ACCOUNTANT are very disrespectful and MAHA is very rude. Very disgusted by how we were treated.

About a year back when I came to RAK from Dubai, I had a plan to buy a property or rent it. Close to Al Hamra Mall I found Sultan real estate. Conveniently located on road. i was introduced to Ms Dipti Shetty who explained me the pros and cons of owning or renting. Circumstances changed when my employer arranged RB2. My plans are fluid. As an owner of some property in Al Hamra, I had been dealing with the agent Ms Deepthi for the last one year. She is quite prompt in responding to the calls/ emails, actively works on the assignment of finding a suitable tenant, available for a meeting even on a weekend, understands the market well and tries to close deals fast.

I won’t give it more than one star. This Real state has no idea what professionalism and punctuality. I unfortunately fell for their little tricks twice. Both times they have never met the customer’s need. They demonstrate to do business on deposit only. Not to mention that the only workers are Maha and Sargey. The accounter is a man who plays with time always talking about tomorrow, tomorrow and yet again tomorrow… Several times I have had problems at home and the maintenance jobs managed by mr A. and Mr P.was really bad. Please stay away they are a very well organized group

ATTENTION!!!! The only Intention of this Company is to TAKE the Money from you! At the Time of having Liability against you, after all Documents are clear, e.g. Refund your Deposit, they come up every Day with a new Story, just to delay and delay the Payment. Finally they return your Fund only via Banktransfer and let you bear the Expenses of 1,5%. This is simply cheating the Clients, nothing else. They will not return your Money by Cash or by Cheque. Keep this in mind, if youre planning to vacate a Premisis and dont handover the Key, before your full Deposit is in your Hand. Never in Life I would deal with this SULTAN-Property Agency again. They smile friendly to your Face to get Contracts and cheating you at the End, especially Mrs. Maha and Mr. Sudir, the Accountant.

They are so kind before signing the contract. But they become lazy and unresponsible. Unless you are willing to ignore or endure anything issues about house maintainance, I recommend DO NOT sign in contract at Sultan property.In this July and August, I had water problem in my house (out of order of electronic pannel, water pump, water vessel). I could not use my washing machine and take a shower. They said Just wait. If you want to join my hazard, please sign in the contract at Sultan property.One more thing, the partnership company for maintainance with Sultan property is Better house. If you has any services from Better house, your house must be worse house.

Not even a one star I am forced to put one star in order to write my review , please dont post a review till the end of your contract, the worst real estate company in Ras Al Khaimah, I rented 2 villas from them for 2 years, you can never refund your security deposit from them, they will always find the way to Robe you, they are a team of well organized thieves, even if you have a breakdown they will never assist you, they will forward you to maintenance company that you need to follow up with them, we rented a town house from them at Bayti and when it rained the concrete roof was leaking heavyly for three days up to the ground floor and they never bothered to come and check, and this is not the only issue.IF THEY ASK YOU TO POST A REVIEW POST IT WHEN YOU ARE VACATING AND CLOSING ALL PAPER WORK WITH THEM..

This must be the most unprofessional estate agency in all of Ras Al Khaimah. They tried to unfairly charge me over 4000 Dirham when it was time to move out.
