Have invested in a property years ago, till now nothing and they dont seem to even give the money bk. Just beat round the bush. From 2017 I had asked to cancel my investment, just false hopes of getting the money bk. Its 2021 now.... Our hard earn money and we only have to struggle to get it bk.

Is there someone in Dubai office of Expat. For sure, for everyone knowledge, this is a ponzi scheme. Noone shall invest. Look forward to sue them in Dubai for legal action and if possible, put them behind bar because they just keep telling lies, taking money and then faulty promises. I have pending money since 2011. We have been dealing with Expat Properties for the last four years and have bought two properties from them. During this period we found their team to be highly reliable and always gave us complete information whenever we had any doubts. We also found them to be very professional and are delivering the project on time. Happy with their services and have got our property registration done. We strongly recommend Expat Properties as a good partner for your property needs.

Zero stars. Our property in Carnival was to be registered last May 2019 & till now we have not got any update. Our last contact was Nitesh George DCosta informed that registration has started. When we received the documents it didnt match with the plot that we had booked. we had booked plot in PHASE 5, but received registration for plot in PHASE 2 when we questioned this he was very vague . We asked for pictures of the plot with demarcation & of the completed basic infrastructure of road & the photos we received after several follow ups, showed that nothing has been done- no demarcation, no proper roads. They asked us to sign on some documents & have the property registered w/o our presence required for the registration. However we insisted to have a site visit before registration. However we were unable to go down & now when we are contacting the office here it is showing as invalid no. Thou the office is still showing on google. Disappointing after service. When they have to collect payments they chase you like no tomorrow however when you ask them for anything takes ages. Brought a new property in Goa Vida Phase 1 and the apartment has water leakage which is still not fixed!

This is Fraudulent company.My money has been with for the last 6 years.No update whatsoever..I heard their Dubai office has no staff.Please never invest your hard earned money in this company. Even with the ongoing market crunch and demonetization set back I have managed to register one of my several properties namely Expat Vida Goa.There looks like a delay on handover but that’s expected.With a positive affirmation from Expat that the several land properties will also be registeredand my second apartment building construction moving on streadily.At least unlike several other developers which I have invested ,Expat has managed to hold their forte.I anticipate a positive out look from here on.

Invested in Vida Project in Goa, registration done. Staff were very cooperative at the Kuwait office. The coordination with the registration team was also very smooth. Job well done.

Invested in a NA plot of land (1 acre) near Mopa Goa in their Carnival project.Booking made from their Dubai representative office via a ECS payment plan. In June 2019 their sales person (Nitesh George Dcosta) called and asked for balance payments since the land is ready for registration, however I wanted to personally see the plot and flew down to Goa. Surprised to see that their site person could not even take me to my plot and points to me some land in the horizon that could be my plot. Further surprised that talking to Nitesh, he gets aggressive that I should pay the remaining amount from the consideration. (By the way already 90 % paid already and they want the remaining 10% also, but ZERO development made as per the agreement let alone demarcation of my plots). Immediately issued stop payment of ECS to my bank and upon further follow up meeting at their Dubai office, again surprised to find their sales team vanish including Nitesh and a whole lot of them left the company siting cash flow problems. Apparently Expat mobilized a team in Mumbai to handover projects, but all they can do is VERBALLY promise and try to buy time. Informed them many times that I understand their Cash flow situation (even after paying maximum upfront) and asked for any official commitment but none received Very poor communication from their end. Further surprised to find that approx 200+ investors as me have been facing the same issue from years ago. I have paid already 18 lakhs INR and asked them to atleast refund my principal without any interest penalty as per agreement but still no reply. Now inclined to believe that they will close Dubai office as they apparently did in Muscat. Will be pursing the case with the Dubai Police as well as the Indian authorities for clear suspected fraud from Expat Projects & Developments. Caution anyone and everyone against investing with them

I would not like to give even one star to this company. very unprofessional staff I had booked 2 properties through exapt from 2013 and have paid 90% of the money nothing handed over till dateIf we personally go to the office they are not ready meet, do not pick up phones or reply to emails. LooksI have lost all my money or will have to take it legally.Their soft targets are indian NRI.

I bought one property through Expat and its going to be last. Professionalism at all time low. They sold me Mangaon project with Teakwood plantation confirmation. I have already paid all the money. Its been more than 3 years and plantations has not started yet. they are more of fraud rather than Real Estate Organization

DO NOT, I repeat DO NOT invest with these guys. I have been invested with them for more than 3 years and per agreement asking for the refund, however wait continues for more than one year. They are not responding to emails, phone calls. They are struggling with liquidity and are not able to honor their commitments. If you want to loose your money please go ahead and invest. I wish negative rating was possible here.

Expat was going through a tough patch, but they have transferred my Mangalam property to Prospera property this year. Thanks to Vikram in the Expat Dubai office and the follow up with him was extremely helpful and good. It is a just a phase and expat will be back to their strengths they know best.

Would like to thank the Kuwait team specially Sahil and Murtaza (ex-staff) for being very cooperative and helpful. With all the hassle with the offices in India, the Kuwait team managed to solve the issues. With all said and done there is scope for improvement.

I have invested in goa vida. The Goa expat team was very helpful in my registration process and other formalities. I would definitely recommend them.

Expat is a fraud company with no morals, it’s a Ponzi scheme. I had invested in their Harmony project Maharashtra near Mopa airport in 2014 and the Hand over was supposed to be in August 2018 . Till now there are no updates no paper work nor response. When I approached their Project Manager in Dubai, he said Iam free to take legal action and that he doesn’t care.They are giving dates after dates and their commitment is a joke .Beware prospective investors !! Don’t invest in this Company , it’s a daylight scam.

At last we are shifting into our retirement home in Panjim Goa bought a 1bhk at Vida 1 from Expat properties at Katamba plateau, we completed the registration in November 2018 got possession in January 2019, pleasantly surprised to see almost 30 families who have shifted & living there, 24 hours water also the gas lines are up & should be released in a month or so, to add to this we have a few shops also who have started operating so our daily needs to are taken care of. Thank God, pray to see more people shifting in soon. God bless

Its a request. Please do not invest in any of their properties. I know 50 plus people who havent got their property in hand even after investing for more than 10 years. We are all trying to get refund and even that is not happening. Its a big scam. A fraud real estate company. They will keep calling you when it comes to sale and then once you make the purchase, they keep giving you dates.

Expat group is a bogus companyI invested in thier Mangalam project and later they forced me to move to Harmoney II.Nothing is happening even though they gave me a payout plan which should have been executed starting from Aug 2018. Untill now there is no action.In UAE there are many people in this same boat. All got trapped thier money with Expat. They are playing with all.Group of cheaters. !!

August 2018. Now company has even started ignoring my emails. Hope media or government focus on these real issues of common man who elected them to stop such frauds. I am waiting for my more than 60% refund since September 2016. Expat properties pay my money back.Do not invest in this company. I did & requested refund to take care of emergency treatment when my mother was admitted in Hospital September 2016. Lost my father suddenly within a week of refund request. My mom is also no more. Its been 1.8yrs I am sending emails right from CMD to other staff who cant manage full refund yet. All I get is new pay date or response with assurance. Company is so insensitive about our life events that they dont understand how important it is to get a refund on time. Hope I knew beforehand.Never invest to receive fake promises. Company is a complete failure when it comes to delivering their commitment. I can forward chain of emails to media but know this will take this matter no where. Since 2014, I have been following up with them for the registration and until now there is no update and I have requested for a refund and there is absolute no update from them. Unprofessional and irresponsible staff who never respond to my calls or emails . In 5 years, Ive interacted with 4 relationship managers in Dubai so it clearly states how unreliable this company is.Do not trust this company!!

Fraud company. Their dubai office are liarsThey sell the roha land plot from 5 years I paid and now they tell its agricultural land. They took money and for 2 years postpone the payment and nothing received so far. Very bad company and do not invest in this. Soon they will get court notice

Totally fraud group. They are making fools of their customers in the name of refunds. I am also requesting of refund from more than 2 years.. Even when there is an emergency in your life they will act like a stone..

Never invest in any Expat Group project. They are fraudsters like a ponzy scheme. My money is stuck since 2009. No work done on land, no chance of completion, neither do tbey refund money on time saying they are short of money. Their directors never come forward and only few employees are brought infront as shield. Am trying for over a month to fux meeting with any director if this fraud company.Now it seems they are cheating people showing paper plans of their Goa & Taloja project, whereas over 40-50 projects in Roha, Dighi, Mahad, Mangaon, Mulshi, Pune, Tamil Nadu, Gujarat, Karnataka are pending for 8plus years.

I have recently registered an apartment in Goa Vida phase 2 project and the project is progressing up very well.
