Never ever rent properties from them!!! We rented a small warehouse for 75000 aed plus 5% deposit +5% commission + 5% VAT- 86000 total. When we were signing with them , their representative confirmed to us that we don’t need any additional approvals for office less than 10% of warehouse square. The broker is from their side and took 5% commission BTW. They never showed up until they got the cheques. After they got the Cheques , and we moved the things and some furnitures, they want us to get drawings to approve for landlord. We presented them drawings from our designer and they rejected and want only drawings from Fit Out company, which costs approximately 7000 aed. Then we presented the drawings from Fit Out company and they said we need to get the approvals from Civil defense, DED, Dubai Municipality and approval from DEWA to install small AC in a tiny office 16.5 sq m, where we planned to put table for storekeeper. The funniest that the approvals from DED, Dubai municipality and DEWA require the NOC from landlord which they refuse to give us. This is ridiculous. Even people from Fit Out company were shocked that they require from us all these approvals, which cost additional 15000 aed. Moreover, their employee was talking in very disrespectful way , using the name of His Highness Sheikh for threatening us to take legal action that we put a gypsum board to make the office. Now they sent us an additional paper that whatever office we build we don’t have right to take it out after rent contract finished. And we need their approval if we want to take back OUR OWN FURNITURE. Can you believe it? Their watchman is following our labors, always putting his head while the pickup is coming and leaving, and checking whatever we are doing , trying to sneak in and report to office. This is unbelievable. We are renting warehouses during 10 years in the same area much more bigger and never met such a disgraceful treatment of tenants.
